Step 1

How to Become a NYS Real Estate Salesperson

License Requirements: Be 18 years of age. Not be more than four months in arrears on child support payments. Provide information about the conviction for any crimes. Name a sponsoring broker on the application.

Register and Complete the 75 Hours of Required Education. In order to obtain licensure, you must complete a 75-hour course that is approved by the Department of State.

Connect with your Sponsoring Broker (Warren Real Estate). As you follow the process of becoming a licensed real estate salesperson, you must be sponsored by a New York State licensed real estate broker.

Schedule and Take the New York Real Estate Salesperson Licensing Exam. In order to obtain a New York Real Estate License, you must take the New York Real Estate Exam and pass with a 70% or higher. Applicants must schedule their exam on the New York Department of State Occupational Licensing Management System, where you can also find other helpful exam information. Finally, be sure you bring a photo-bearing, government issued identification to the exam. Ithaca Board of Realtors is approved to proctor the state test for ManfredRealEstateSchool.com.

Apply for Your New York Real Estate Salesperson License. Once you pass the New York Real Estate exam, you need to fill out the online application and pay the required fee to obtain your license. The New York Real Estate Salesperson Application can be found on the New York Department of State Division of Licensing Service website, or you can complete it online by creating an EACCESS account.

Continuing Education

LICENSEE REQUIREMENTS
All licensees submitting a renewal prior to July 1, 2021: 22.5 hours of approved continuing education, including 3 hours fair housing and/or discrimination AND 1 hour law of agency except in the case of the initial two-year licensing term, two hours of agency. Exemptions prior to July 1, 2021: Either are exempt from the continuing education requirements: 1) Any licensed real estate broker who is engaged full time in the real estate business and who has been licensed prior to July 1, 2008 for at least 15 consecutive years and has maintained continuous licensure (starting July 1, 2021 THIS IS NO LONGER) or 2) An attorney admitted to the New York State Bar who holds a real estate broker's license.

REALTOR REQUIREMENTS: 2.5 hours of Ethics Training every 3 years.

Newly Adopted Continuing Education Requirements effective 7/1/21
22.5 hours of approved continuing education. Education must include at least 2.5 hours on the subject of ethical business practices, at least 1 hour of recent legal matters, at least 3 hours of instruction pertaining to fair housing and at least 1 hour of instruction pertaining to the law of agency except in the case of the initial two-year licensing term for real estate salespersons, 2 hours of agency related instruction must be completed within the two-year period immediately preceding a renewal. The amendment also REMOVES the 15-year real estate broker continuing education exemption and now requires all brokers who are currently exempted to complete continuing education starting July 1, 2021. Exemption: Attorneys admitted to the New York State bar remain exempted for the continuing education requirement.
